 Moving home can be a stressful time, there are so many things to think about and making sure everything happens when it's supposed to.

We can take some of the stress out of the whole process by providing you the help and advice to find the most suitable mortgaging option which best meets your needs.

                                                                          

It's not just about arranging a new mortgage, we need to look at your current mortgage and assess whether it is in your best interests to redeem it or possibly transfer it to the new property.

We'll also look to see if you will have any penalties to pay if you don't keep your existing mortgage and transfer it. These penalty charges can make switching lender an unsuitable option. It may be worth noting, not only are we able to search lenders representing the whole of market, we also offer an option to search through the mortgage products only offered directly through the lender.

Of course, although you are more experienced than a first time buyer, moving home is not something you do every day so you will benefit from the same attention to detail and Premier Service that we offer all our clients.

1.   When buying a property, the first thing we will do is assess your circumstances and affordability.  Once we know your financial position we will be able to assess exactly
                      how much you can afford to realistically borrow. Remember, a mortgage is a huge financial commitment and it is vital that you can afford the mortgage not only today, but
                      into the future.

2.      We will then seek to put you in the strongest possible position by issuing you with a Mortgage Certificate, and where appropriate, a decision in principle from a specific
                      lender with whom you match criteria.  We will speak directly with the selling Estate Agent to confirm your eligibility before they put any 'offer' forward to their vendor.
3.   We can recommend and instruct a reliable solicitor on your behalf. This may save you money and unnecessary stress.

4.   If your 'offer' is accepted, we will process your mortgage application and deal with any requirements that the lender may require on your behalf. We will keep you up-to-date
                      at all stages of the application, usually by telephone.
 

5.   We’ll  advise you and arrange any insurances that you may require to protect your mortgage. (Please check the Insurances Tab above for more information) 

6.   Your mortgage adviser will make sure that your mortgage and protection applications proceed as smoothly as possible by liaising with all third parties, saving you time
                      and effort.

7.   When your mortgage offer has been issued, we will help to explain all the terms and conditions to you and check to ensure they accurately match your requirements.

8.   Pre exchange and completion checks will be made to help ensure nothing has been missed that may cause a delay.

9.   Following the completion of your mortgage, our service team will call you to ensure you are happy with our service and to answer any questions that you may have
                      concerning your
mortgage and protection products.

10.      We'll keep in contact with you and arrange regular mortgage and protection reviews to ensure you continue to benefit from the most competitive products.
